Does a new construction house give false high radon readings?

Sunday, February 21, 2021

The new house smell that hits you when you walk in the door is caused by the off-gassing of VOC's (Volatile Organic Chemicals) in new paint, carpet, cabinets and other building materials. But radon is not being released from them. It comes from the soil beneath a home and enters through cracks in the floor, while the VOC’s dissipate over time and do not affect radon levels.

Since a new home is required to be especially well-sealed, it's likely to have fewer radon entry points than an older home that has settled and opened small cracks over the years. So there are fewer openings to draw radon up in a new home, and the inverse is actually the case: everything else being equal, an older home is more likely to have a higher radon reading.

It was once claimed that granite countertops in a new home emit dangerous levels on radon, but that has been disproved. See our blog post Do granite countertops emit radon? for more on this.

All this does not mean that a new home can't have a high radon level; only that it does not surge due to the newness of the home.
